Challenge

Design a cost-efficient warehouse complex with four separate blocks while incorporating vertical precast FRR walls, meeting fire compliance and structural codes, and reducing the total steel tonnage in the frame system.

Solution

Konceptual proposed a hybrid structural system that used precast FRR panels as load-bearing elements, replacing traditional cladded walls. This eliminated the need for many internal portal frames and reduced material use while maintaining compliance with AS 3600:2018 and NCC 2022.

Key Highlights

  • 4 warehouse blocks ranging from 21 m to 57 m in length
  • Load-bearing precast walls reduced steel frame requirements
  • Compliant with AS 3600:2018 and NCC 2022
  • Eliminated cladded panel framing, reducing construction complexity
